The short version
This is a house built for the group that never quite fits anywhere. Twenty-two people, one kitchen, one pool, and nobody sleeping on a sofa.
It sits on the lagoon in Sandcastles by the Sea, a gated community off Folly Field Road on the north end of Hilton Head Island. The beach boardwalk is three blocks away, which means the beach parking problem is not your problem.
The two things that separate it from the other houses on this street are the heated pool and the elevator. The heated pool is what makes March and October work. The elevator is what makes it possible to bring grandparents, or a stroller, or a week of groceries, without a fight about the stairs.
The pool
Heated, fenced, and under the house
The pool sits on the ground level under the main floor, with a roll-up door that opens onto the patio and the lagoon.
That layout does something most private pools cannot. When the sun is brutal in July, half the pool is in shade. When it rains, you swim anyway. And because the whole level is covered, the seating around it stays usable in weather that would clear an open deck.
Pool heat is included from September through April, set to around 88°F. That is not a small detail on this island. Hilton Head's shoulder seasons are the best value of the year and the ocean is cold in April and October. A heated pool is the difference between a spring trip that works and one where the kids are out of the water by noon.
The pool is fully fenced, and there is a full bathroom on the same level so nobody tracks water through the house.

Outside, on the water
The house backs directly onto the lagoon. There is a fountain in the middle of it, which is better than it sounds: it means moving water and the sound that comes with it, from the patio, the screened porch and the upstairs balcony.
The paver patio holds an eight-seat dining table, a gas grill and loungers. Above it, a fully screened porch runs off the living room behind twelve-foot sliding doors: coffee in the morning, no mosquitoes at dusk. It is the part of the house people actually use.
The part groups get wrong
Feeding twenty-two people
Fourteen can sit down at once: ten at the dining table, four at the kitchen island. Nobody eats standing up.
Most houses that sleep twenty are really houses that sleep twenty and feed eight. The kitchen here is open to the dining and living space, so whoever is cooking is still part of the room rather than exiled around a corner.
There is a second refrigerator in the garage, which sounds mundane until you have tried to fit a week of food for a large group into one.
Fourteen can sit down to eat at once. Twenty-two can sleep.

The room that sells the house
The bunk room and playroom
Two bunk beds with trundles, a foosball table, beanbags, a teepee and a television, all in one room on the top floor.
It does two jobs at once. The children get somewhere that is theirs, with the door shut, at the far end of the house. The adults get the main floor back after eight o'clock.
For church groups, sports teams and multi-family trips, this is usually the room that decides it. It absorbs the part of the group that would otherwise be spread across sofas.

Beach gear lives in the garage, so you are not buying chairs on day one and abandoning them on day seven. Eight beach chairs, two umbrellas' worth of shade, a beach cart, two strollers and a second refrigerator.

Church groups, sports teams, retreats and reunions
A church group has taken this house for roughly three weeks every May for several years running. We know what coordinators ask before they ask it, so here are the answers up front.
Booking for twenty people is a different job from booking a holiday. You are not picking a house you like, you are solving for beds, bathrooms, cost per head, transport and whether anyone will complain about the noise. This section is written for whoever got handed that job.
The first question
How twenty-two people actually fit
Six bedrooms and four bathrooms, arranged so a mixed-age group splits naturally rather than being crammed in.

The bunk room is why this works for groups. Ten children absorbed into one room on the top floor, next to a playroom with foosball and an arcade machine, at the far end of the house from the adults. Nobody sleeps on a sofa and the main floor is yours again after eight o'clock.
Four bathrooms for twenty-two is the honest constraint. Two are en-suite, one is shared on the second floor, one serves the top floor, and there is a full bathroom on the pool level so nobody comes through the house wet. Mornings need a rota if everyone is leaving at once.

The second question
Cost per person, and when to come
A house that sleeps 22 divides well. In shoulder season the per-person cost for a week here is usually less than a mid-range hotel room for two nights, and you get a kitchen, a pool and somewhere to hold a meeting.
The minimum stay is three nights, which matters more for groups than it sounds. Most Hilton Head houses run Saturday to Saturday, so a Friday-to-Monday retreat cannot be booked at them at all.
May, September and October are the months to aim for. Rates drop, the island empties out, and the beach is three blocks away without a parking fight. Ask us for a per-person figure on your specific dates and we will send it rather than making you work it out.
The heated pool matters more for groups than anyone expects
Pool heat is included here from September through April, set to around 88°F. In those months the Atlantic runs between 56 and 73°F, which is too cold for most children and a lot of adults.
For a group that means the difference between a week where the kids are in water every day and a week where they are bored by Tuesday. It is the single biggest reason shoulder-season group trips work at this house and not at most others on the island.
The things that catch coordinators out
Rules worth knowing before you commit
Hilton Head enforces its short-term rental ordinance seriously, with fines starting at $500. Two of the rules matter enormously for large groups and almost nobody mentions them when you are booking.

What each kind of group tends to need
Church groups and retreats
The open main floor seats fourteen at once, ten at the dining table and four at the island, and the whole group can be in one room without it feeling like a corridor. That matters when the point of the trip is being together rather than dispersing.
The kitchen is built for cooking properly, with a double oven and a second refrigerator in the garage, so catering for twenty in-house is realistic rather than theoretical. Shoulder-season rates and the bunk room keep the per-person cost down, which is usually the binding constraint on a church budget.
Sports teams
Hilton Head has tennis and pickleball centres, beach volleyball on the sand, and miles of running and cycling paths. Teams travelling for a tournament or a training week need beds, a big kitchen, laundry and somewhere to put wet kit. There is a full-size laundry room on the second floor and an outdoor shower at pool level, which is more useful after a day on the sand than it sounds.
The bunk room takes ten, which suits a squad better than it suits a family.
Family reunions and multi-family trips
This is the group the layout was really built for. The elevator reaches every floor, so grandparents are not assigned a bedroom by who can manage stairs, and luggage day stops being an ordeal. The bunk room and playroom take the cousins. Four separate outdoor spaces, the pool level, the patio, the screened porch and the upper balcony, mean twenty-two people can be outside without being on top of each other.
Repeat groups

Three blocks from the front door
Folly Field Beach
There is a dedicated paved path from the house to Folly Field Beach. Under ten minutes on foot, about two on a golf cart.
Folly Field is the north-end public beach, and locals call it the local's beach for a reason. The lot is small and metered, the boardwalk crosses real dunes rather than dumping you in soft sand, and the crowd is a fraction of what you get at Coligny four miles south.
Because you are walking, the thing that ruins most Hilton Head beach days stops applying. The lot holds 51 metered spaces plus 3 accessible ones and it fills by mid-morning in July. That is somebody else's problem when you are staying here.

Four public beach accesses, one golf cart
Most Hilton Head rentals give you one beach. Sitting where this house sits, you get four within a short ride, and you are not paying to park at any of them.

The residential stretches between them are Bradley and Singleton Beach, and the house itself sits in Sandcastles by the Sea, a small gated community off Folly Field Road.
The nearest food and drink is 40 Folly Field Road, walkable, holding CocoNutz, Gator'z and the oceanfront Jamaica Joe'z. Beyond that the north end is deliberately thin on commerce, which is the trade for the quiet.
