What it is
Sandcastles by the Sea is a small gated community on Sandcastle Court, off Folly Field Road on the north end of Hilton Head Island, about three blocks from the beach.
It is not a resort or a plantation. There is no hotel, no restaurant and no shop inside the gates. It is a loop of individually owned houses around a lagoon with a fountain, and the only traffic is people who live or are staying there.
We own one of the houses, so treat this page accordingly. What follows is the description we would want if we were booking here rather than living it.
The character
Houses on a lagoon, and not much else
The community is built around a central lagoon with a fountain. Most houses either back onto it or look across it, which means moving water and the sound that comes with it from most patios and balconies.
The housing stock is substantial. These are detached houses, typically four to seven bedrooms, many with private pools underneath or beside them. That skews who stays here: it is a community of families and groups rather than couples, and the streets are quiet in a way that only works because nobody is passing through.
Golf carts are the local transport. Nearly everyone has one, the beach is three blocks away, and the parking problem that defines a Hilton Head beach day simply does not apply if you are not driving.

Everything on this list is walkable or a short golf cart ride, which is the practical reason people book this end of the island.

Honestly
Who it suits, and who it does not
It works well for
- Large groups. The houses are big and the streets are quiet enough that twenty people in one house does not bother anyone. Worth knowing: the Town caps vehicles per property, so a group arriving in seven cars needs a plan. Notes for organisers here.
- Families with young children. Short walk to firm sand, thin crowds, private pools, gated streets.
- Shoulder season. March, May and October up here are close to empty, and a heated pool makes the cold ocean irrelevant.
- Repeat visitors. People who have done the busy version of Hilton Head and want the opposite.
It does not work for
- Anyone who wants to walk to dinner and shops. There is one small cluster nearby and that is it. Coligny is the right answer for that trip.
- Resort amenities. No tennis centre, no golf course, no beach club, no concierge.
- Couples on a short break. The houses are sized for groups and priced accordingly.

40 Folly Field Road is walkable. Beyond that, no.

122 Sandcastle Court
Six bedrooms, sleeps 22, heated private pool, elevator, lagoon-front.
It is one of the larger houses in the community, and the heated pool and elevator are the two things that separate it from its neighbours. The pool sits under the house with a roll-up door, so it is shaded in July and usable in the rain in April.
